The Concept of Universal Design

“Universal Design” is a concept to help people design their homes at an earlier age so their homes will be more ready for them as they age. If you are like the majority of Americans over the age of 55, you may want to continue living in your existing home as you age because it is a familiar environment. According to research, older home owners are now overwhelmingly “aging-in-place,” which means they are now living in their homes longer because they feel safe, independent and more comfortable. So, if you are thinking about remodeling, purchasing or having a new home built, you may want to consider incorporating some features into your home that will help you as you get older.

First off, you will want to have a clear path of travel to the entry of your home. You may also want to consider a low step entry with a low threshold, a sensor light focusing on your front door lock, a non slip floor covering in your foyer, a peep hole in your front door, and a surface to set packages on once you open the front door.

Then there may come a time when you, or someone you love, will be forced to deal with getting around in a wheelchair. That will force you to make some modifications anyway, so there are some things you could do ahead of time to make that transition easier. A couple of things to think about would be to consider using 36 inch interior doors to bedrooms and bathrooms giving you a full 32” clear width opening to those rooms. You may also want to try and design in a 5 foot by 5 foot turn around space in the living area, the kitchen and at least one bedroom and one bathroom. Hallways should be well lit with a minimum of 36 inches of clearance or even wider. Levered door handles is another idea to consider, which would allow easier entry access into your rooms and closets.

There are other ideas to consider also, such as having extra windows for more natural lighting, a wider garage with a higher garage door opening to accommodate lift vans, adjustable or varied counter heights with removable base cabinets to allow easier access to cabinets and counter tops. A couple of other ideas may include roll out trays, cabinet drawers and lower upper cabinets for easier reach.

Adding bracing in walls around tubs, showers, and toilets for installation of future grab bars would be something to seriously consider when building or remodeling. Installing a curbless shower and a toilet that is about 2 ½ inch taller than a standard toilet are also things to consider when designing a bathroom.

A couple more ideas may include a front load washing machine for easier handling. Adjustable closet rods and shelving, lighting in closets, rocker switches and programmable thermostats are a few more ideas that can be incorporated into your home to make your life more sustainable as you get older.

The term “Universal Design” was coined to describe the concept of designing home products that are not only pleasing to the eye, but also usable to the greatest extent possible by everyone, regardless of their age or ability. Homeownership is still the American Dream!

The American Dream!

American Housing is very involved in community projects and recently partnered up with the City of St. Petersburg, Florida and Habitat for Humanity of Pinellas County in order to build a new home and fulfill the dream of homeownership for a local family.

At a small home dedication ceremony celebrating this achievement, Clarence Scott, St. Petersburg City Council Member, welcomed many from the community, including Lee Kretzer and Carla Slicker from American Housing, to the “Presenting of the Keys” to the new owner, Mr. Jones. Ron Spoor of Habitat Pinellas opened with a prayer. “We gather to celebrate the commitment and determination of Mr. Jones and to thank all of the people who worked together to turn Mr. Jones’s dream of homeownership into reality. May this home we dedicate today become a beacon of hope for him and others. Together we pray. Amen.”

New Home Dedication by Clarence Scott, III

American Housing Remodeling, Inc., through the City of St. Petersburg Neighborhood Stabilization Program, recently built this beautiful new home for Mr. Jones and his family. This achievement was celebrated at the home site on Tuesday, March 8, 2011 with members of the City of St. Petersburg City Council, members of the City’s NSP Program and members of Habitat for Humanity of Pinellas County.

At the ceremony, there were gifts for Mr. Jones and his family. A Habitat volunteer provided Mr. Jones with a “symbolic” Habitat for Humanity hammer to take care of those small jobs around the house. City of St. Petersburg Council Members Wingay Newton and Bill Dudley gave the proud new owners an American flag and Kevin Klucas gave a “Welcome” mat. David Fornek offered Mr. Jones a new Bible for him and his family.

Clarence Scott, City of St. Petersburg Council Member, then gave Mr. Jones the keys to his new home. A proud Mr. Jones then proceeded to thank the City and American Housing for helping him and his family achieve their dream of owning their own home.

Finally, the Reverend Daryl Sey from the St. John Missionary Baptist Church blessed this new home for Mr. Jones and his family.

Whatever the reason, the time comes when you just feel you have outgrown your home and need more room.

Like many of us, you may not want to move to a larger home because you either like your neighborhood, you like your friends, you have family that lives close by, you live on the water and love having access to boating, or you have an emotional attachment to your home. Whatever the reason is, and even though you know you need a larger home with more space, you just don’t want to move.

Laundry room of the White House in Washington,...

Building a custom home or remodeling in the Tampa Bay area? Don’t forget to design the laundry room. While the laundry room is often ignored in design, making your space more efficient and attractive can make your laundry experience a lot more pleasant.

Typically, the laundry room is made to look overly institutional, completely lacking design. Add a little pleasure to the unexciting task of laundry by giving your laundry room a theme. Art objects while normally disregarded for the laundry room can help support your custom selected theme. When choosing a décor make sure it will help give your laundry design a clean style to it.

This Old Vanilla Ice House? Maybe! 80s rapper vanilla ice began the new show “The Vanilla Ice Project” on The DIY Network Thursday October 14th. Where? Wellington Florida — in a 7000 ft.² mansion.

He paid $420,000 for the house and after adding $300,000 in home improvements he intends to put it on the market for a cool $1 million.

Exactly what has Ice added to the home so far? A full home theater in the attic is just one of the new features and it not only boasts electric curtains but “mood sensing” lighting as well.

Florida is one of the few states in which few insurance companies compete for your home insurance policy. This really changes the online insurance selection game.

Outside of Florida in states where there are hundreds of companies to choose from for homeowners insurance, these quote generator websites are usually helpful. They do your research and you’ll have a lot of low cost options to consider.

Getting quotes for Florida home insurance presents a totally different situation when it comes to using these websites.

To begin with, unlike in other states, Florida has a lot fewer companies to choose from since only about 40 home insurance companies are writing new business. In addition, you should know that these Florida home insurance companies pay the quote generator websites for each lead that is provided to them. In reality what is happening is that the Florida insurance companies are paying the quote generator websites for the higher search engine rankings their sites have in order to reach more customers.

Adding an In-law Suite Can Be A Good Thing!

There are times in life when circumstances beyond their control force families to come together and join forces to help each other. Whether it be for economic reasons or for health reasons, there may come a time when children have to move back in with their parents or there may be a time when parents have to move in with their children. In fact, the AARP reports that the number of households nationwide that now have more than two generations living together under one roof has expanded by more than six million people over the past few years. Money is usually the primary reason why multiple generations move in together, but health care issues and strong family bonds are also factors.

The National Association of the Remodeling Industry (NARI) believes that home remodels can help families accommodate these life changing situations. Whether the remodel is to be designed to accommodate living quarters for a younger couple who may have a child or if it is to be designed to accommodate an aging parent that may need handicap accessibility, there are many design options available that can not only enhance the livability of your home, but can also keep your homes’ functionality intact.

The functionality of a home is very important, especially over the long term. Functionality of a home generally starts with a good design. Not only is it important to make sure that a Room Addition is designed properly to keep your home’s integrity intact, but a good remodeler also knows it is important to help take special care of the minor concerns as well, such as a missing electrical outlet or a missing light switch. Although these minor details are important, it is the Room Addition itself that must be designed to compliment your existing home.

Multi-generational households often require some design principles to be incorporated to help increase the accessibility for everyone who will be living in the home. NARI remodelers have the ability to tap into the special needs of their clients and incorporate them into the design.  It’s all about personalization of each job. Before getting started, it is important to know if the added space will be for a young family with a small child or if it will be used by empty-nesters. This should all be planned out in advance and taken into consideration when designing a project, long before the actual job is started.

So, whether you are thinking about adding an in-law apartment over the garage, a room off the back of your home or a second story addition over your existing house, you will have to look at your own particular situation, determine how much more room you will need, and then decide what will work best for you. You will not only want to consider how the design will affect your existing home, but you will want to consider how it will impact those of you who will all be living together under the one roof together. With the proper planning and design, it can be a very pleasurable experience and a time when your family can enjoy the closeness of being together and appreciate knowing that this is what being a family is all about.

Buying New vs Adding On

Besides providing your home with more living space, a room addition can be a terrific investment. However, before moving forward with that room addition, there are a few things you might want to consider first. Look at your neighborhood’s home market values, the estimated cost of the room addition, getting the plans drawn and where and how to go about getting the necessary financing if needed. Consider your tolerance level for your family’s disruption during the actual construction period. While American Housing can help you with this and will work hard to make your experience as pleasant as possible, let’s face it, your home will be a construction site for a while and there will be some minor inconveniences. With that said, we will work together with you to make it as pleasant an experience as possible. The end result will be well worth it.

So, if your family is in need of more room and you already know that buying a new home is not the answer for you, then adding on a room addition, or even a second story room addition, may be just the solution. After all, you like where you live and you like your neighbors and your neighborhood.

It is also important to note that adding a room will probably be far less expensive than having to sell your existing home and then having to buy a new bigger home. Between the selling costs of your existing home, the price and the closing costs of purchasing your new home, the saving will most likely be substantial. Without going through all of that, you can have a home that will be more functional and more suitable to you and your family’s lifestyle and not even have to move.

Once you have decided to add that room addition, the first thing to do is to plan out what it is you want and remember that a good room addition design will be the key to your success. It is during this phase that the design for your room addition project and costs will be determined.  A good plan will ensure that the room addition project will go smoothly and will stay within your budget.

The planning stage of your room addition is also the time to determine how your project will be financed. There are various financing options available depending on the cost of your project. A home equity loan

is probably the most common way home owners obtain money for a room addition, but there is also the possibility of a personal loan or the refinancing of your existing home. And of course, there is always cash. Cash is a great way to go if you are in a position to do so.

Then there comes the time that you must decide on who is going to do the work. It is the decision of hiring the right remodeling contractor. One of the things you might want to do is to talk to your neighbors, friends and co-workers. It is always nice to know about the contractor you are considering using. Ask for references and maybe even go out and look at a job or two that is under construction. You want a reputable contractor that has a reputation for customer service, customer satisfaction and quality work. It is also nice to work with a contractor that plays an active role in the community. American Housing is a One and Two Story Room Addition remodeling contractor that fits that bill.

American Housing is a member of the NAHB, FHBA, TBBA, NARI, the Better Business Bureau, and Local Chambers of Commerce. American Housing also sponsors a local Little League baseball team and donates to many local charities.

ROOM ADDITION UNDER CONSTRUCTION

This second story Room Addition is currently under construction on Vina del Mar in St Pete Beach. This job required the removal of the existing roof and adding a complete second floor over the living area of the home as home owners continue to live in their house.

The second floor has now been framed in, the walls erected, the roof installed, and the drywall is now being finished. The exterior of home will be stuccoed as the interior trims are being installed. Once that phase is complete, the next step will include painting the interior and the exterior of the home. Find below some photos of this home from before starting construction to how it looks at the dry in stage.
